Phase II - Construction Documents
State of the art computer aided design and drafting systems
allow our architect and draftsmen to produce a thorough, accurate,
extensively detailed set of plans and specifications. The
result is higher quality and better cost containment in construction.

Phase III - Construction Observation or Construction
Management
After Phase I (Preliminary Design) and Phase II (Construction
Documents) are complete, a client can choose to proceed with
either Construction Observation services or Construction Management
services.
Construction Observation
In Office:
Review Materials, Request for Substitutions, Approve Shop
Drawings
Prepare Supplementary Drawings, as needed, to clarify intent
of Construction Drawings, Evaluate Contractor Requests for
Credits and/or Extras for Change Orders.
On Site:
Make On Site Architectural Visits to Ensure Compliance with
Construction Documents
Make Final Inspection of Facility upon Completion
Construction Management
Under a Construction Observation Agreement, the client would
be the "Owner/Builder" and would essentially operate
as the General Contractor. Caluwe-Gong Contracting, Inc. would
provide a qualified Superintendent, who would be hired and
paid by the client. Caluwe-Gong Contracting, Inc. would work
closely with the Superintendent and the client to complete
a turn-key building project.
Construction Management services include all of the Construction
Observation services and the Color Selection services.
A. Caluwe-Gong Contracting's Responsibilities:
Place a qualified Superintendent on the job full time.
Develop a Critical Path Schedule to be followed by the Superintendent.
Secure bids from Subcontractors and Material Suppliers.
Utilize Value Engineering to bring costs within Client's budget.
Present construction cost estimate (construction budget) to
client.
Generate Purchase and Work Orders to Suppliers and Subcontractors.
Generate Lien Waivers for each payment made to Subcontractors
and Vendors.
Make regular site visits (Architectural/Construction Management)
to ensure compliance with Construction Drawings to assure
quality.
Provide Interior and Exterior Color Selection Services.
Approve shop drawings and review any request for material
substitution.
Remain available to client and Superintendent to answer construction
questions.
Meet with the Building Committee Chairman periodically to
review progress of construction.
Make final walk-thru inspection with Superintendent and client.
B. Client's Responsibilities:
Act as the General (Owner/Builder) Contractor.
Appoint a responsible person through whom Caluwe-Gong Contracting
can conduct everyday business.
Maintain ultimate control for the selection of all Subcontractors,
Suppliers, and Materials.
